Local advice
before you commit.

The things we check for every client buying or selling in North Central.

  • School boundaries. School assignment follows exact boundaries, not city names. Confirm the schools for a specific address with the district before you write an offer.
  • Mello-Roos and HOAs. Many newer neighborhoods, including much of Carmel Valley and 4S Ranch, carry special tax assessments. We'll show you the bill and how much longer it runs.
  • Wildfire history. Parts of Rancho Bernardo, Poway and Scripps Ranch border open space and have seen wildfires. Check insurance availability early.
  • Aircraft noise. Neighborhoods near MCAS Miramar, including parts of Mira Mesa and Scripps Ranch, hear military jets. Visit at different times of day.
