Local advice
before you commit.

The things we check for every client buying or selling in South Bay.

  • Mello-Roos and HOAs. Most homes in Eastlake, Otay Ranch and newer Chula Vista neighborhoods carry special tax assessments and HOA dues. We'll show you the total monthly cost.
  • SR-125 toll road. The South Bay Expressway is a toll road. Factor tolls into commute costs if you'll use it daily.
  • Beach water quality. Imperial Beach and nearby beaches have frequent water-quality closures, especially after rain, because of runoff from the Tijuana River. Check the county's beach status page.
  • New-construction contracts. Builder contracts differ from standard resale contracts. Having your own agent at the first visit to a new-home sales office protects your options.

Yes. Otay Ranch and the eastern parts of Chula Vista are among the few places in the county with active new-home construction.
How far is the South Bay from downtown?
Most of Chula Vista is 15 to 25 minutes from downtown off-peak via I-5 or I-805, and the Blue trolley line runs from the border to downtown.

Yes, and you should register them at your first visit. Builders' sales staff represent the builder, and many builders require your agent to be with you on day one.
