Local advice
before you commit.

The things we check for every client buying or selling in North County Inland.

  • Wildfire and insurance. Many inland properties are in high fire-risk zones. Get insurance quotes early in escrow, as some homes need the California FAIR Plan plus a supplemental policy.
  • Wells and septic. Rural homes often use septic systems, and some use wells. Budget for a septic inspection and, if relevant, a well flow and water-quality test.
  • Water costs. Large lots and groves can mean high water bills. Ask for 12 months of bills on any property with land.
  • Mello-Roos and HOAs. Newer master-planned neighborhoods, including much of San Elijo Hills, often carry special tax assessments and HOA dues. Both affect your monthly payment.
