Once your offer is accepted, the home goes into escrow: a neutral third party holds the money and documents until every condition is met. In California a typical escrow runs about 30 days, though your contract sets the exact dates.
Days 1–3: deposit and opening escrow
Your earnest money deposit goes to the escrow company, usually within three business days. You'll receive the preliminary title report and start receiving seller disclosures.
Days 1–17: inspections and contingencies
This is the investigation window. Schedule a general home inspection early, then any specialists it points to: roof, sewer line, termite, pool or foundation. Read every disclosure and the HOA documents if there are any. If something needs a repair or a credit, your agent negotiates it inside this window.
Days 1–21: appraisal and loan
Your lender orders the appraisal and works through underwriting. Keep your finances still: no new credit cards, car loans or large unexplained deposits until you close.
Final week: insurance, walkthrough and signing
Bind homeowners insurance, sign your loan documents and wire your remaining funds. Always confirm wiring instructions by phone with a number you already know, never one from an email. A final walkthrough confirms the home's condition and any agreed repairs.
Closing day
The deed records with the county, escrow releases the funds and you get the keys. Then the fun part starts.
